Logicor, a leading owner, manager and developer of European logistics real estate has unveiled a major new 331, 982 sq ft highly sustainable warehouse in Little Hulton, Manchester.
Bolt330 is within a two-hour drive of 60% of UK businesses and 18 million customers via the UK’s motorway network and has access to Greater Manchester’s 1.3 million-strong workforce. Located by Junction 4 of the M61, approximately 30 minutes from Manchester and four hours from London, the facility strengthens the area’s logistics infrastructure in a strategic location between several of the government’s proposed investment zones.
Bolt330 has been designed with the highest sustainability standards in mind, achieving BREEAM ‘Outstanding’, a globally recognised certification for the built environment, and an EPC A rating. The building’s sustainability is enhanced by rainwater harvesting systems, PV panels installed as standard, 10% active EV charging, a living green roof above the office spaces and generous landscaping to promote biodiversity.
Bolt330 will provide occupiers with high specification features ideal for ambitious businesses leasing a unit of this scale, including 32 dock loading doors, 18-metre eaves, a 50-metre yard and up to a 1.4MVA power supply.
Logicor has worked closely with Salford City Council to ensure Bolt330, which was an unused brownfield site, benefits the local community economically and contributes to climate resilience.
According to a report submitted to the Council by Glencar, Logicor’s partner contractor for Bolt330, the project has generated over £2.2m in measurable value through direct local employment, apprenticeships and partnerships with local organisations such as Salford Employ and Build Salford.
The well-being of those who will work on the campus has been at the centre of Bolt330’s design, as seen in the provision of an outdoor gym, 60 cycle spaces and biodiverse landscaping.

Bolt330 is Logicor’s latest asset to highlight the business’s commitment to developing best-in-class logistics sites across Europe, following the launch of its largest ever development in the UK, an 800,000 sq ft site in Daventry and its 508,003 sq ft site in Derby earlier this year.
